Selling Your Home with Kevin Drake

Headshot of Kevin Drake, Real Estate Sales Associate with Coldwell Banker PremierExperience That Works for You

Selling your home involves more than putting a sign in the yard. From preparing your property and determining the right asking price to marketing, negotiations, and closing, every decision can influence the outcome of your sale.

I’m Kevin Drake, a Real Estate Sales Associate with Coldwell Banker Premier. I’ve been helping clients buy and sell real estate since 2017, bringing a unique perspective from my 31 years in residential construction, including 21 years as the owner of a licensed Class A contracting company.

That experience gives me a practical understanding of homes that goes beyond their appearance. I can help you identify potential concerns, evaluate worthwhile improvements, and make informed decisions about preparing your property for the market.

My approach is built around honest advice, careful attention to detail, consistent communication, and personal service. I believe you should understand your options and feel confident in the decisions you make.

My goal is to make selling your home straightforward while helping you achieve the best outcome the market will support.

Preparing Your Home for Sale

Well-maintained ranch-style home with spacious lawn, mature trees, and attractive landscaping.

First impressions matter, but preparing your home for the market doesn’t necessarily mean spending thousands of dollars on renovations.

With 31 years of residential construction experience, I can help you evaluate your property’s condition and identify repairs or improvements worth considering before listing.

During our initial walkthrough, I’ll look at your home through the eyes of both a potential buyer and an experienced residential contractor. We’ll discuss items that could affect marketability, concerns that may arise during inspections or appraisals, and improvements that may help your property show its best.

I’ll help you prioritize the work that makes sense for your home, budget, and local market. Sometimes fresh paint, minor repairs, or improving curb appeal can be more worthwhile than an expensive remodeling project.

My goal is to help you prepare your home effectively without spending money on improvements that may not provide a worthwhile return.

Establishing the Right Listing Price

Pricing your home correctly is one of the most important decisions you’ll make when selling. An effective pricing strategy should attract qualified buyers, generate interest, and position your property competitively in the current market.

As a Pricing Strategy Advisor (PSA), I take a detailed, analytical approach to determining your home’s market value. I prepare a Comparative Market Analysis (CMA), carefully researching recent sales, competing listings, and local market conditions.

I evaluate comparable properties and make adjustments for differences such as square footage, condition, improvements, garages, basements, and lot characteristics. My construction background also helps me better understand how a home’s condition and upgrades may influence its marketability and value.

I’ll explain the supporting market data, discuss a recommended price range, and help you understand how different pricing strategies could affect buyer interest. Ultimately, the listing price is your decision, and my responsibility is to provide the information and professional guidance you need to make it confidently.

Once your home is listed, I continue monitoring market activity, showing feedback, and competing properties. If market conditions indicate that an adjustment may be beneficial, we’ll discuss the options and make a plan together.

My goal is to position your home competitively, attract serious buyers, and help you achieve the strongest possible outcome based on current market conditions.

Marketing Your Property

Successfully marketing your home requires more than simply entering it into the MLS. Every property is different, and I believe its marketing strategy should reflect its unique features, target audience, and current market conditions.

I begin by preparing an accurate, detailed property listing that highlights your home’s most appealing features. I coordinate professional photography and carefully review the listing information to ensure your property makes a strong first impression.

Once your home is ready for the market, my marketing approach may include:

  • MLS and Online Exposure: Listing your property in Bright MLS, making it available through participating real estate websites and home-search platforms.
  • Agent Networking: Notifying Coldwell Banker Premier agents about your listing and distributing property information to agents throughout the surrounding markets.
  • Social Media and Digital Advertising: Promoting your property through Facebook, Google, and other digital advertising platforms when appropriate.
  • Open Houses: Scheduling open houses when they are likely to benefit your listing and coordinating promotional efforts to attract interested buyers.
  • Professional Property Presentation: Highlighting your home’s distinctive features through photography, carefully written descriptions, and marketing materials.

My work doesn’t stop once your home is listed. I regularly monitor showing activity, buyer and agent feedback, online interest, competing properties, and changes in the local market.

You’ll receive regular updates about your listing’s activity, including recommendations when adjustments to our marketing or pricing strategy may be beneficial.

My goal is to give your home effective exposure, attract qualified buyers, and continually evaluate our strategy to help achieve a successful sale.

From Listing to Closing

Accepting an offer is an important milestone, but there’s still plenty to accomplish before your home is officially sold. My responsibility is to guide you through the entire process, manage the details, and help keep your transaction moving toward a successful closing.

When offers arrive, I’ll review the terms with you, explain the advantages and potential concerns of each offer, and provide recommendations based on your goals and the circumstances of the transaction. I’ll handle negotiations on your behalf while keeping you informed and involved in the decisions.

Once your home is under contract, I’ll help coordinate the many steps required to reach settlement, including:

  • Inspections and Repairs: Coordinating access for buyer inspections, reviewing inspection-related requests, and helping negotiate any agreed-upon repairs or concessions.
  • Contract Deadlines: Monitoring important dates and contractual obligations to help keep the transaction on schedule.
  • Financing and Appraisal: Following up on financing and appraisal progress and helping address issues that may arise.
  • Closing Coordination: Communicating with the buyer’s agent, lender, settlement company, and other parties to help ensure a smooth closing.
  • Final Details: Helping you prepare for settlement, including coordinating final walkthrough arrangements and reviewing important closing preparations.

Communication is a priority throughout the process. I provide regular updates, generally on Fridays, and contact you sooner whenever something requires your attention.

I take a hands-on approach because I believe that staying involved, anticipating potential problems, and following through on the details can make a significant difference in your experience.

My goal is to make the selling process as easy as possible for you by providing personal attention, clear communication, and dependable service from our first meeting through closing.
